Insist on a load calculation, not a guess
A properly sized system is worked out from your home — its size, insulation, windows and orientation — not from the size of the old unit. An oversized system short-cycles, cools unevenly and leaves the air humid.
What a replacement quote should include
Compare quotes line by line, because the equipment is only part of the job.
- Equipment model numbers for the indoor and outdoor units
- Whether the line set, thermostat and drain are being replaced
- Ductwork repairs or modifications
- Permit and inspection fees
- Removal and disposal of the old system
- Labor warranty and registered manufacturer warranty
Repair or replace
Age, refrigerant type and the cost of the repair drive the decision. Ask the contractor to price both, and be wary of anyone who inspects for five minutes and only quotes a replacement.
Maintenance plans
Annual servicing keeps the system efficient and is often required to keep the manufacturer warranty valid. Before signing a plan, ask exactly what each visit covers and whether it includes priority scheduling in summer.
Check the license and insurance
Air conditioning contractors are licensed in most states — in Florida through the DBPR. Verify the number, confirm it is active, and ask for proof of liability and workers' compensation cover.
