Hire local and licensed
Verify the roofing license on the state register and check the business has a real, long-standing local address. A local roofer is still there when the warranty is called on in five years.
What a roof quote should spell out
Roofing quotes vary enormously in what they include, so compare the details rather than the total.
- Tear-off of the old roof versus a layover
- Decking replacement and the price per sheet if rot is found
- Underlayment, flashing, drip edge and vents
- Shingle or tile brand, product line and colour
- Permit and inspection fees
- Clean-up, magnet sweep and debris disposal
- Labor warranty and manufacturer warranty, separately
Understand the two warranties
The manufacturer warranty covers the materials; the contractor warranty covers the workmanship. Most leaks come from workmanship, so ask how long that warranty runs and get it in writing.
Storm damage and insurance claims
A roofer can document damage for your claim, but be careful with anyone who offers to cover your deductible, asks you to sign over your insurance benefit, or pressures you to sign on the spot. Contact your insurer yourself and get an independent quote before signing anything.

- A demand for full payment up front
- No written contract, or a contract with blank lines
- Pressure to sign today for a 'today only' price
- No license number offered when you ask
